Web Sites that Work for Realtors!

I was recently asked a good question from a real estate agent. She has a well-developed Web site, which is being marketed using a search engine optimization strategy. Her Web site visits have increased steadily and she is very happy with the design, layout, and content of the site. She consistently gets positive feedback from both clients and peers about her Web site. Yet she asked me this... "We are doing well, but how can we get more people contacting us directly through the Web site? Any ideas?"

Understanding the basic concepts of branding and marketing can help you understand how to get results from your Web site, or any other marketing tactic.

A quick review... What is a brand?

A brand is a promise (see Roger Griffin’s series of articles for a more detailed review of the branding process). Keeping this in mind, what do brand managers do to develop and maintain a successful brand?

First, brand managers know that people buy because of emotions. Second, brand managers know credibility and consistency are integral in developing and selling a brand. Third, brand managers know way in determining the success of a brand.

Build relationships with emotions:

What emotions do potential real estate clients look for? What are your clients and potential clients looking for? Trust, excitement, honesty, prestige, value or status? Communicate what’s important to your client by recognizing which emotions are important in their buying decisions. If your real estate clients are looking for status, how does the look and feel of your marketing convey this? Their brand is greatly based upon prestige and status.

Build relationships with your clients through credibility and consistency, by routinely communicating with them:

Successful businesses use the Internet as an integrated tool to establish credibility and develop their brand.

Then measure your effectiveness:

Do you track how and why people contact you? Web site statistic programs can assist you in determining how many people are visiting your site, what pages they visit, how long they stay and, to a certain extent, where they come from. Then, are you asking your clients / potential clients how they found out about you? And what influenced their decision to contact you? You may find that your Web site has more of an influence than you think. If your Web site isn’t "working", a quantified evaluation can help you get it on track.
